Lump sum with a frozen BOQ
A clear-span storage volume with a small office block attached, built to a fixed date because the client's lease on their old godown was expiring. We took it on a lump sum, which meant freezing the BOQ before we started and holding it.
The steel was fabricated off site in Balkumari and erected in eleven days once the plinth had cured, which is the only way this programme worked.

What was difficult
A lump sum only holds if the scope holds. The client asked for two extra roll-up shutters halfway through; we priced them as a variation from the same rate schedule, they approved in writing, and the base contract was never reopened.
