Planning & estimates
An estimate is a document, not a phone call.
You will get an item-wise bill of quantities with rates traceable to the Lalitpur district rate for the current fiscal year. If a line is provisional, it says so on the page.
From enquiry to signed contract

What is inside the estimate
- Item-wise BOQ following the Lalitpur district rate for FY 2082/83
- Rate analysis for every non-standard item, showing labour and material split
- Material specification by grade, not by brand, unless you ask for a brand
- Contingency of 5–8% shown as a separate line, never hidden in the rates
- Payment schedule tied to physical milestones, not to calendar dates
- Exclusions listed explicitly on the last page
What moves the number after signing
- Client-instructed variations — priced from the same rate schedule
- Ground conditions worse than the trial pit indicated
- Cement or rod price movement beyond ±8%, adjusted per the contract clause
- Municipal design conditions imposed after the permit review
- Extension of time granted for events outside our control
