The ground floor was handed to tenants three weeks ahead of the contract date, which mattered more to the client than anything else in the programme.

Scope of works

  • Piled retaining to the boundary where excavation abutted the footpath
  • RCC frame with a 7.2 m grid to keep the retail floor clear
  • Passenger lift shaft and staircase core cast in slip stages
  • Glazed shopfront and aluminium curtain glazing above
  • Fire staircase, hydrant line and detection to the approved layout
  • Tenant fit-out coordination for four separate retail units

What was difficult
Every delivery arrived on a live main road. We took a night-delivery permit from the ward, unloaded between 21:00 and 05:00 for eleven months, and kept a flagman on the footpath in daylight hours. It cost about 4% of the labour budget and avoided every complaint we expected.
