The largest job in our register by floor area — twenty-four units over six storeys with a lift, a common stair core and basement parking for fourteen cars. Apartment work is repetitive by design, and the repetition is where the quality comes from.

The same formwork set moved floor to floor on a fourteen-day cycle from the second slab onwards, which held the programme through two monsoons.

What was difficult
Twenty-four owners means twenty-four sets of finishing decisions. We froze the common specification in the contract and priced unit-level changes as variations with a cut-off date per floor. Six owners took the option; the programme did not move.
