Commercial construction
Buildings that have to open on a date.
Commercial work is judged on the programme, not the drawing. Our commercial jobs run to a bar-chart programme with a weekly look-ahead, a named engineer, and a monthly bill certified by your consultant before we ask for payment.
Sectors we have built for
- Office and mixed retail blocks — Jawalakhel, Kupondole, Pulchowk
- Warehouses and logistics sheds — Ekantakuna, Satdobato
- Schools, hostels and training institutes
- Clinics, diagnostic centres and pharmacy fit-outs
- Restaurants, cafés and small hotel shells
- Ward offices and community buildings under municipal tender
What comes with a commercial contract
- Programme in bar-chart form, with the critical path marked
- Named project engineer and a site supervisor on full-time posting
- Monthly measured bill with abstract, measurement sheet and photographs
- Performance bond of 5% and advance payment guarantee where required
- Contractor's All Risk cover naming the client as co-insured
- Two-week defect snag cycle before handover, then 12 months' liability
Typical durations
| Building | Scope | Structure | To handover |
|---|---|---|---|
| Retail block | 4 storey, 18,000–24,000 sq ft, RCC frame | 9 months | 19–22 months |
| Warehouse | Single volume, 8,000–15,000 sq ft, steel truss roof | 5 months | 8–10 months |
| School block | 3 storey, 12 classrooms, NBC 205 compliant | 7 months | 13–15 months |
| Clinic fit-out | Within an existing shell, 3,000–6,000 sq ft | — | 4–6 months |
Durations assume the permit is in hand and exclude the monsoon buffer (Asar to Bhadra) and the festival shutdown around Dashain and Tihar, which together account for about 34 working days a year.
